Here's what caught our attention: while property prices climb everywhere else, there are still places where $400,000 gets you a luxury villa with an infinity pool overlooking the Pacific or a fully renovated Spanish colonial home with a courtyard pool in a UNESCO city, not a cramped apartment.

Villa Las Palmas Near Playa Grande, Costa Rica

Price: $360,000

Our Take: The Guanacaste coast has stayed popular with both vacationers and rental investors. Having five good beaches within 15 minutes is unusual - most places give you access to one or two. At $216/sq ft, this includes all furnishings and the pool, which keeps startup costs manageable.

Our Take: Granada has attracted more international buyers recently, drawn by the authentic colonial architecture and reasonable prices. This property is already generating rental income through Airbnb with good reviews, which removes some of the guesswork. For only $82/sq ft you're getting a completely renovated colonial home with period details intact.

Luxury Beachfront Condo in Blue Venao, Panama

Price: $360,000

  • Prime beachfront location in renowned Blue Venao surf community

  • Access to luxury amenities and resort-style facilities

  • Steps from Playa Venao, one of Central America's premier surf destinations

Our Take: Panama's beachfront properties in established communities have been appreciating steadily, and using the US dollar eliminates currency concerns for North American buyers. Blue Venao has developed into a recognized surf destination, which supports property values and makes it ideal for renting out when not in use. At $341/sq ft, this pricing is competitive for direct beachfront access. This property would also qualify its buyer for permanent residency through Panama’s Golden Visa program.

El Rio Apartments Near Samara Beach, Costa Rica

Price: $325,000

Our Take: The Samara area has seen consistent interest from the growing remote work community in Costa Rica. Our Take: Boquete has developed a solid expat community, mostly North American retirees who appreciate the spring-like climate year-round. Properties with these Pacific-to-mountain views typically sell for $450,000 and up, so this one appears well-priced. The nearly one-acre lot gives you room to expand or just enjoy the space.

Tamarindo, Costa Rica

Price: $399,900

  • 15 minutes from Costa Rica's premier surf destination

  • 5 bedrooms, 4 bathrooms with pool

  • Fully furnished with high-end appliances and designer finishes

  • Walking distance to Tamarindo's restaurants, shops, and nightlife

Our Take: At $219/sq ft and the possibility to rent out the separate units this property consisting of a main house and 3 independent units could be a great place to live and earn. The area has good infrastructure now including reliable internet, which helps with rental bookings.
