Find Your Affordable Dream Home Here

Hey there, future tropical homeowner!
When I first traded Toronto’s winters for Panama’s warm Pacific coast, I didn’t realize how quickly “quality of life” would take on a new meaning. Here, mornings aren’t about getting a coffee in you while battling traffic, instead they can be about enjoying locally grown cafe whilst gazing over the lush canopy from your Costa Rican retreat or listening to the water lapping up on your Panamanian beach
At the same time, Central America has proven itself as one of the best regions for stretching your dollar without giving up comfort or community. Combined with the popularity of short term rentals and steady property appreciation, the opportunities here are both practical and inspiring.
Each week I share a mix of properties that show this balance; places that aren’t just investments, but everyday lifestyle upgrades.
🇵🇦 Vista Mar Penthouse Paradise, Panama

Price: $384,000 - 2 level penthouse spanning 2,443 sq ft (227 m2)
3 beds / 4.5 baths
Panoramic ocean views from the terraces
Resort-like amenities and just a 5min walk to the beach/marina
Privacy: only 2 units/floor and 24/hr security
Between the Lines: If you are looking for a warm small-town vibe yet access to urban conveniences, then San Carlos may be just the ticket. Fresh seafood, markets, eateries and weekend events but without the crowds. Yet, malls & medical centres are just a 15 minute drive away and the metropolis of Panama City is within 90 minutes. Known as a good place for burgeoning surfers and popular with short term rentals, Vista Mar can be your retreat and/or a source of revenue.
🇨🇷 Turnkey comfort of Casa Sabana, Costa Rica

Price: $395,000 - 1,528 sq ft (142 m2) on 264m2 lot
Open style, 2-story home built in 2024, 1km from Samara beach
Fully furnished and featuring Illuminated pool, hanging chair and hammock
3 bedrooms each with walk-in closets and private bathrooms
Master suite with king-size bed and a jacuzzi on the upper terrace
Between the Lines: Surf town charm in Guanacaste yet significantly less expensive than Nosara (30 min away) and the coral beach restoration project around Samara will be a pull for the eco-minded. The current updating of coastal zoning regulations in Costa Rica makes this a good time to invest as legal clarity will open access to mortgages and therefore faster appreciation.
🇵🇦 Biltmore Beachfront Condo, Panama

Price: $330,000 - 1,873 sq ft (174 m2)
3 beds/3.5 baths
Direct access to beach
Boutique building: two units per floor
Flex room: an additional guest, office or staff room
Between the Lines: Like San Carlos, Nueva Gorgona is a small town on the Pacific coast about a 70 minute drive west of Panama City and is also known for surfing. Properties are priced about 40% less than nearby Coronado but STR income averages only 8% less making for better ROI. In progress road improvement projects promise to keep pace with projected growth in the area fostering continued appreciation for investors.
🇨🇷 Ocean View Casa Colibri, Costa Rica

Price: $530,000 -2,691 sq ft (250 m2) on a 947m2 lot
4 bedrooms including master suite with ocean-facing balcony
Proven Airbnb rental history in high-demand Ojochal
Private pool and covered two-car carport
Wildlife visits daily; monkeys, toucans, and scarlet macaws
Between the Lines: Ojochal mixes wild jungle with a strong expat community. Casa Colibrí proves it works; a running Airbnb with 7–11% typical yields in a market where tourism grows steadily. I remember buying bread at the French bakery there and then spotting toucans that same afternoon, that’s the Ojochal lifestyle. For investors, it means high rental appeal; for owners, it’s waking up to monkeys on your balcony.
🇬🇹 Bright and modern, Antigua Gardens, Guatemala

Price: $399,000 - 1,377 sq ft (128 m2)
3 bedrooms with private bathrooms and natural light throughout
Spanish-style terrace with amazing views of Fuego and Acatenango volcanoes
Gated & guarded community with clubhouse, pool, tennis, saunas and more
Just 15 minutes from UNESCO World Heritage Antigua
Between the Lines: Even those without residency can get a mortgage in this walkable neighbourhood known for the charm of its safe, well-maintained colonial architecture. From the investment side, short term rental yields of roughly 10% and annual appreciation of 5-10% make properties here a savvy investment.
🇵🇦 Historic Old Town Loft, Panama

Price: $380,000 - 1,076 sq ft (100 m2)
Two-story apartment in UNESCO World Heritage building
Authentic Spanish colonial architecture
1 bed/2 baths and fully furnished
Located in prestigious San Felipe entertainment district
Between the Lines: Even though I live here, I still get a thrill walking around Casco Viejo and its revitalized colonial Spanish architecture. If looking for an investment property, units in this area are highly desirable for short-term rentals (up to 85% occupancy). At $353/sq ft this undercuts the district average by 9% while tourism grows 8.9% annually.
🇨🇷 Casa Altum Luxury Retreat in Grecia, Costa Rica

Price: $489,000 - 2,562 sq ft (238 m2) on 1,469 m2 lot
2 bedroom, 3 bathroom with professional landscaping for privacy
Turnkey property with high end finishes
Solar-heated infinity pool and panoramic views
Outdoor fire pit and entertainment lounge
Between the Lines: With year-round spring like weather, convenient location (90 minutes to the beach or 30 minutes to SJO international airport), Grecia is known as a clean/safe area popular with expats. Farmers markets, waterfalls and mountains round this area out for eco-conscious minded individuals.
Investor Alert!
🇳🇮 Hotel/Bar/Restaurant Granada, Nicaragua

Price: $560,000 – 6,615 sq ft building on a 9,628 sq ft lot
6 bedrooms each with private bathrooms and AC
3 bar areas, 2 kitchens, and large swimming pool
Located on popular entertainment strip, the Spanish colonial style was maintained during renovations
Existing, long-term tenant provides immediate income
Between the Lines: Hosting guests from around the world, being a tour guide, cooking for others…. I’ve flirted with these jobs in the past; at another point in my life here is a way I could have united them all with an established turnkey entertainment business in a popular tourist destination. Granada offers the region's most compelling arbitrage opportunity with commercial properties at 70% discounts to regional markets.
Every property in this week’s selection highlights a different way to live lighter and invest smarter, from marina sunrises in Panama to wildlife afternoons in Costa Rica. If one of them sparks your interest, I can share numbers or connect you with trusted local partners. Until next time, here’s to building a life that feels like an escape, without waiting for “someday.”
